Default Madison Co. VA Lease

I'll be signing the lease on this tract Monday. 160 acres in Madison Co. VA, just a few miles north of the Town of Madison. Mostly hardwoods, 2 small stands of White Pines.

Looking for 4 members@$650-700 (5 total) for the fall seasons. QDM, no guests, no smoking or alcohol on the property, still hunting only(no dogs). I'm open to archery only.

Will post exact cost, rules,... after I sign the lease and get insurance.

Any interest?

Signed the lease, looking for member now. Still working out a few things, but what I have so far is:

Strict QDM with antler size restrictions, probably 15-16" and min of 3-4 points on one side.

No dogs on the property at anytime.

Two Bucks per member

Mature Does only-no fawns

ATV use only to set stands and recover game.

No property use on Oct. 23, landowner reserves the opening day of Fall Turkey for himself.

No Quail hunting

No illegal drugs, alcohol, or smoking on the property.

The tract will be enrolled in DMAP and members will be required to remove jaw bones, weigh deer, record info......

5 members@$675 Sorry about the cost, the land was expensive. I will have the right of first refusal on the lease next year.

If anyone is interested shoot me a email rickragan64@netzero.com I have Aeriel and Topo maps of the tract. The property is in a area with a high Deer and Turkey population and it holds some Bear.
